Property Management Services

General Overview of our services:
Screen prospective tenants (credit report, criminal background check, eviction report, employment verification and rental history verification). Collect your rents and disburse funds via direct deposit into your bank account or client preferred deposit method. Maintain your property in the most cost effective ways by performing and supervising maintenance. Respond to both landlord and tenant questions in a timely fashion.

Management Fees:
We have two different options to better accommodate the needs of our property owners.

Option 1:
With option one we will procure a qualified tenant for your property. We will handle all aspects of the application process, lease agreement and the collections of 1st month’s rent and security deposit. We turn-key the entire process and then turn the tenant over to the owner for monthly management. Our service fee is equal to First Months Rent or $500.00 dollars whichever is more.

Option 2:
With option two we will turn key the entire property management process. Our service fee is equal to first months rent or $500.00 (whichever is more). Additionally we charge a minimum of $50.00 dollars per month or 10% of the total rent received, plus 50% of all late fees collected. Discounts for properties renting for $2000.00 per month plus or 5 plus properties are available.

Marketing/Advertising:
Marketing your property is paramount and our methods are time tested and market proven. We advertise on over 200+ online websites and on three different MLS boards (GA MLS, KWLS, FMLS). Just a few of the websites we advertise on are:

Tenant Procurement:
• Advertising via Yard Sign, Our Website, Craigslist, GA MLS and over 200+ online websites.
• Show property to prospective tenants
• Review and Screen applications (process credit, criminal & eviction screening reports)
• Collect and hold 1-month security deposit in an approved escrow account
• Sign a 12 month minimum lease agreement with tenant

Monthly Management:
• Collect monthly rent payments and take all maintenance phone calls
• Call to get approval for needed repairs exceeding $250.00
• Manage subcontractors who perform repairs ensuring quality and timeliness.
• Pay subcontractors and send copies of invoices to the homeowner with receipts.
• Organize with tenant entry to the home when repairs or inspections are needed.
• Perform regular property inspections to ensure tenant is conforming to MRS standards.

Enforcement:
• Send late notices on the 6th of each month
• Apply $100.00 dollar late fee on the 6th and another late fee of $150.00 on the 16th.
• File for eviction on the 16th if the rent has not been paid
• Represent the home owner in court for the eviction.
• Follow local eviction rules and court proceedings.

Pricing Structure:
• Tenant procurement equal to 1st month’s rent or $500 (whichever is more)
• $250.00 Lease renewal signing fee
• 10% of the rents collected each month ($50.00 dollar minimum)
• 50% of any late fees collected
• New property intake fee: $250 (includes market rent CMA)
• Checks are written to the homeowner between the 5th and 10th.

How to apply for one of our rental properties:
Pay an application fee of $50.00 dollars. An additional application fee of $50.00 dollars may be requested for occupants over the age of 18 or as deemed appropriate by the property manager. The application fee may be paid over the phone via Credit Card ($5.00 dollar processing fee) or by Certified Funds to “My Rent Source, LLC”. ** Your application will not be processed until all requested information has been received and has been deemed complete. The property will remain listed and available for rental until we receive your security deposit.

How to pay your monthly rent:
Rent must be paid in ONE installment only. Multiple tenants on one lease may not pay rent with more than one payment, electronic or otherwise. Partial payments or multiple checks will be returned and late fees assessed. All rent checks should be made payable to: “My Rent Source, LLC”. NOTE: If you use a check or money order, write your name and address clearly in the memo section or your payment may be subject to a late fee.

• Direct debit from tenants account
• Direct deposit into our Wells Fargo Account (call for instruction sheet)

Maintenance/Repairs:
Our full time maintenance teams have over 20+ years of experience and they are licensed and insured. They offer cost effective and quality solutions to common maintenance issues and repairs.

Property inspections:
In order to make sure that your property is being constantly cared for we conduct regular exterior property inspections and quarterly scheduled inspections. Our inspectors are trained to look for possible neglect, damage, possible maintenance issues, HOA infractions and code violations. Your quarterly inspection reports will be mailed with your owners statement and uploaded to your owners portal.

Monthly payments to landlords/owners:
Monthly owner statements are processed between the 5th and the 10th of each month. Owners have the choice to receive their funds via Direct Deposit or a hard copy mailed check. All monthly statements are available online by logging into your owner’s portal. If you do not know your username/password for your owners portal please contact us. MRS will issue 1099 statements before January 31st each year for tax purposes, per state law.

Agent Services (referrals):
At My Rent Source we take the work out of renting homes for you. When you refer a tenant/property owner to us we will always provide a referral fee and handle all aspects of the transaction for you. You simply refer the tenant to us and we will handle the rest.

Running Credit Reports:
Let My Rent Source handle this for you! For a standard application fee of $50.00 dollars. We will run a credit, criminal and eviction report for you. Don’t be liable for privacy infringement or risk getting your lender in hot water for running credit reports. Have your tenant fill out our application and we will handle the rest. Our turnaround times are usually within the hour.
