Please fill out the attached application correctly and make sure all fields are complete. Incomplete or incorrect information may result in rejection of your application(s). Your application fee of $50.00 dollars can be Direct Deposited at any Wells Fargo Bank, or you can call our office direct for a Credit Card payment. Please note if paying by Credit Card a $5.00 dollar convenience charge will apply.
Please call (404) 419-6459 and select the Accounting Department option. NOTE: Application fees are NON-refundable.
Screening Process:
We have a thorough screening process. Please review the list below and let us know if you have any questions.
Credit Verification:
Applications may (at our opinion) be rejected for negative credit information, unpaid collections, unsatisfied judgments or unreleased liens, and a broken lease.
Employment Verification (VOE):
We must be able to verify the last two years of employment
Rental History:
We must be able to verify the last two years of your rental history.
Income:
Typically monthly income should be three times the monthly rental rate.
Your application will be denied, if:
You misrepresent any information on the application. If misrepresentations are found after the rental agreement is signed, your rental agreement will be terminated. In the last seven years you have been convicted of any type of crime that would be considered a serious threat to real property or other resident’s peaceful enjoyment of the premises or if you have been convicted of the use, manufacture, or distribution of a controlled substance. Previous landlords report of noncompliance activities. Negative credit report information. Previous Landlords would be disinclined to rent to you again for reasons pertaining to your behavior of yourself or others allowed on the property during you tenancy. You use a social security number that has not been issued to you.
By signing this application, you are giving us the authorization to research and verify the information that you have given. Our research will include verification from sources identified by you, as well as other sources deemed appropriate.
